A clear, consistent rental process.

All adult applicants will complete identity, credit, criminal, eviction-related and income screening through TransUnion SmartMove.

Minimum screening criteria

Every adult applicant age 18+ must complete screening.
Minimum credit score: 650.
Combined gross household income: at least 3× monthly rent.
For $1,800 rent: at least $5,400/month gross household income.
Rental history, eviction-related records, income verification, identity and other lawful screening factors may be considered.
Meeting minimum criteria does not guarantee approval.

Screening criteria must be applied consistently and in compliance with applicable fair-housing, consumer-reporting and other laws.

Dixon Property Co intends to use SmartCheck Premium. SmartMove sends each applicant an invitation to authenticate and complete screening directly.

Screening fee: paid through SmartMove when the invitation is completed if applicant-paid screening is selected.

Dixon Property Co will send applicant-specific invitations rather than collect Social Security numbers on this website.

The application fee is $50. Payment does not guarantee approval.
